How to use these plans

STEP 1: Figure out what fits on your site

Start by identifying natural features like significant trees, shrubs, and landforms that should be preserved whenever feasible. When planning your ADU site layout, consider all important constraints such as setbacks, utility or drainage easements, lot coverage, and the relationship between the ADU and your existing home.

Make sure to account for necessary elements like building footprints, parking (on-street or off-street), access routes, and connections to existing utilities while minimizing site disturbance wherever possible. Thoughtful planning can help balance functional needs with environmental sensitivity and regulatory requirements.

STEP 2: Pick your plan(s)

Explore the range of floor plans and exterior styles by navigating to the ADU Products at the top of the screen. Whether you're building for your family, creating a rental unit, or adding to the community's housing mix, there's a plan to meet your needs and your property’s unique character.

STEP 3: Apply for construction financing

Applying for construction financing in Siloam Springs starts with a clear understanding of your approved ADU plans, site survey requirements, and any additional engineering needs for septic or soil conditions. After selecting your ADU plan(s), approach a local lender or bank to learn about the types of construction loans they offer. Submit a formal loan application for construction financing with the required documentation (e.g. plans, a detailed construction budget, contractor information, proof of land ownership or purchase agreement, personal financial documents, etc.). The lender will review your application, order an appraisal based on the plans, and determine loan eligibility. Once approved, funds are typically disbursed in stages as construction progresses.

STEP 4: Apply for a building permit

Submit a residential building permit application through the Siloam Springs' Permitting online portal. The Siloam Springs' Building Office is the primary point of contact throughout the permitting process, while the Planning Office provides final sign-off when required.

Before submitting your application, confirm that your permit documents are complete. At a minimum, your application should include:

  • A site plan showing property boundaries, the proposed ADU location, setbacks, utility or drainage easements, lot coverage, and the relationship to existing structures.
  • The floor plan you download from this site

Depending on your project, additional approvals or permits may be required, including right-of-way permits, rezoning approvals, and electrical or HVAC permits. If a right-of-way permit is needed, it should be completed before submitting your building permit, as it may affect setback requirements.

STEP 5: Obtain approval and begin construction

After submitting your building permit application, the City will review your project for compliance with applicable requirements. Residential permits are typically reviewed within 1–4 days.

Once your permit is approved, coordinate with the Building Office to complete any required inspections and begin construction on your ADU.
